PRICES

The prices are for the rental of the entire villa but with a defined number of single rooms limited to the number of people indicated when booking. A child counts for one person. The maximum capacity is 8 people.
Prices are in euros and all taxes included, so they include value added tax at the rate in force. Any subsequent modification of the VAT rate in force or any creation of new taxes on services that occurred between the time the prices were determined and invoicing, will automatically entail a modification of the price including tax. No dispute concerning the price of the stay can be taken into account after validation of the reservation on the Internet. It is up to the tenant to assess, before validation, whether the price suits him. Tourist tax and paid options are not included in the rental price.

SECURITY DEPOSIT

For this furnished rental, a security deposit is required when the premises are occupied. It is set at 600.00 euros.
It will be requested remotely by the Swikly.com service - This service will ask you to leave a security deposit online via debit or credit card, without debit or impact on your credit card limit.
Deposit will be released after the inventory no more than 4 days after the end of the rental.
The tenant agrees to use the rented premises with care.
The tenant will assume, in addition to the rental costs, any damage caused to the accommodation, as well as the cost of replacing any lost, destroyed or damaged object.
The tenant is responsible for any damage that he or the people accompanying him could cause intentionally or through negligence.

HOME - ARRIVAL / DEPARTURE

The arrival time must be announced in advance to allow sufficient organization of customer registration and delivery of access keys.
The tenant must arrive no earlier than 4:00 p.m. and no later than 9:00 p.m. For any delayed or late arrival, it is imperative to contact us. In the event of late arrival, it must be accepted that the person who is to greet you is not immediately available. If the occupation does not take place on the scheduled date, it is imperative to report it. The vacationer will not necessarily be accompanied to his apartment. Upon arrival, the vacationer must check the cleanliness of the apartment and the inventory. Any breach must be reported on site as soon as possible. The departure time is fixed at 11 am. If the room is not vacated by this time, the client will be subject to the cost of another night. We suggest keeping luggage between 11 a.m. and 6 p.m. if requested.

TOURIST TAX and ENTRY FORMALITY

The tourist tax is collected on behalf of the municipalities applying it and the amount of which is determined per person per day and may vary; it must be paid on the spot. As required by Italian regulations, you will be asked for copies of the occupants' identity documents. These documents can be sent beforehand by email to guest@trullopannafragola.it.

LIMITATION OF LIABILITY

Trullo Pannafragola and its owners, administrators, members of management and employees cannot be held responsible for illness, injury or death of persons visiting the site, or for any other incident of any kind whatsoever involving one or more clients during their stay on the site, nor travel to or from the properties. Trullo PannaFragola cannot be held responsible for loss or damage to private property, whatever its cause. Objects or personal effects of the vacationer are strictly his own responsibility. The same is true for his vehicle.

LENGTH OF STAY

The tenant rents our accommodation for a fixed period, and may not under any circumstances claim any right to maintain occupancy. In general, the rental cannot be extended without the prior written consent of the owner, the tenant thus accepting it.

CANCELLATION

The tenant can cancel his rental at any time on the email address info@trullopannafragola.it However, we draw your attention to the consequences of the cancellation of an accommodation reservation: It results in the collection of variable costs depending on the date on which it occurs. The following scale is applicable, payable by the tenant:
• From 60 to 21 days before the start of the stay: 30% of the amount of the stay;
• From 20 to 15 days before the start of the stay: 50% of the amount of the stay;
• From 14 days to 8 days before the start of the stay: 75% of the amount of the stay;
• 7 days or less before the date of the start of the stay: 100% of the amount of the stay.
These cancellation costs can be covered by cancellation insurance to be taken out individually by the tenant. Whatever the reasons for the cancellation, the tenant must notify the owner by letter or email, the date of receipt of this notice determining the scale to be applied. The tenant having not informed the owner would be held in full payment of the balance. If a case of force majeure resulted in the impossibility of making the accommodation available (urgent work not foreseen, water damage or various damage, weather hazards, etc.), the full amount paid will be refunded to the tenant, without him cannot claim further reimbursements. Any interrupted or abridged stay, or any service not used, does not give rise to any refund. Even in the event of repatriation, it is the tenant's responsibility to take out appropriate insurance.

INSURANCE

We ask you to verify that you have comprehensive vacation insurance and send us a certificate if necessary. The insurance intervenes in the event of cancellation of the rental for reasons of death, accident or serious illness, it is valid from the day of signing the contract until the end of the rental.

HOME_RULES and OBLIGATIONS OF THE TENANT

The accommodation is returned to the tenant in perfect condition of cleanliness and storage, the household appliances are clean and in perfect working order, the premises (interior and exterior) do not show any sign of deterioration unless notified.
During the stay, we ask the tenant to immediately inform the owner of any anomaly, loss or damage noted.
It is requested not to smoke indoors.
It is requested to save water, by not letting it run unnecessarily: in Puglia country houses, it does not arrive by pipeline, rainwater is collected from the trulli in tanks and the add-on water is made by tanker truck.
The owner asks the tenant to respect the premises, to clean after each use so that the space remains clean and tidy for the following users. Tenants are asked not to eat in the rooms. Common areas, kitchen and living room are provided for this purpose. Furniture and movable objects should only suffer from depreciation from normal use for which they are intended. The tenant is obliged to use the furniture and objects that furnish the accommodation for the use for which they are intended and in the places where they are located. The tenant must absolutely refrain from throwing objects into the sinks, baths, showers, sinks, toilets, etc ... that would obstruct the pipes, failing which, he will be liable for the costs incurred for the restoration of these devices. The kitchen, the dining areas, the swimming pool are only available to the tenants of our rooms, outside people are therefore not accepted. Check out: We ask to return the equally clean and tidy accommodation at the end of their stay (washing and storing of dishes done, sheets and towels collected, barbecue and appliances cleaned, floors washed, bins removed ... ). This even if cleaning at the end of the stay is planned.

POOL AREA

- Our private swimming pool area including an 11x3.5 m swimming pool and a solarium meet safety standards (depth 1.40 m). - It is up to the tenant to take all the necessary precautions for the use of the swimming pool, in particular if he stays with young children, of which he must ensure the surveillance. He takes full responsibility for the material and bodily consequences that could arise from accidents or other incidents related to the use of the swimming pool, in particular for the supervision of swimmers who cannot swim or do not master this art. - The tenant acknowledges releasing entirely the responsibility of the owner in the event of an accident occurring to himself or his family, his friends. - The tenant may not introduce any animals into the pool area.

PET

The tenant agrees not to introduce any pets and pets into the accommodation.

NUISANCE

The owner cannot be held responsible for the neighborhood and their animals. The owner can not be held responsible in the event of the possible presence of various mosquitoes and insects, nor for irregularities and / or lack of enjoyment that may occur in the electricity services (WIFI cut in case of wind and / or d 'bad weather'), mobile telephony, etc ... and declines any responsibility for lack of enjoyment not coming from its fact. Likewise, the owner cannot be held responsible for the weather, preventing the tenant from taking full advantage of his stay, the pool area or the exteriors offered and made available.

COMPLAINTS

Any complaint regarding the reservation service must be notified to Trullo Pannafragola by email to guest@trullopannafragola.it, as soon as possible. Any complaint regarding your stay must be reported to management as soon as possible during your stay and, if it is not resolved to your satisfaction, must be notified in writing no later than 14 days after departure.

CONDITIONS

The accommodation is for rent as a whole, with a minimum of 3 occupied rooms. Period from Saturday to Saturday, with a minimum stay of 6 nights in high season and 4 night in low and medium season.

Prices are for the rental of the villa as a whole according to the number of reported occupants. The occupancy of the accommodation is strictly limited to the number of people indicated at the time of booking.

GENERAL TERMS OF SALE

FACILITIES

Aware that you depend on a means of transport that can arrive a day later or leave a day earlier, we will seek to make flexible the principle of booking framed from Saturday to Saturday, if possible and on request.

Similarly, if you have to arrive a little earlier, or leave a little later, you will have the opportunity to drop off your luggage if you ask us a few days before.
